1. Mortgage Valuation Report
This is not a survey, but a valuation report. It gives advice with regard
to the Open Market Value, taking into account any factors likely to materially
affect the value. Brief mention is therefore made of any obvious significant
defects. Such an examination is carried out in accordance with the Royal Institution
of Chartered Surveyors Appraisal and Valuation Manual. Our Survey Department
is recognised by the majority of banks and building societies throughout the
U.K.
2. R.I.C.S./I.S.VA. Homebuyers'
Survey & Valuation Report
A popular and concise report which will cover the general condition of the
property and enable you to make an informed judgement not only as to whether
or not to proceed with the purchase, but also to assess whether the agreed
price is reasonable, and to clearly identify what decisions and actions should
be taken before contracts are exchanged. Many find this report a useful aid
in negotiation in that it identifies and highlights those defects considered
by the surveyor to require urgent attention, as well as other significant
matters, in an easy to read format as prescribed by the Royal Institution
of Chartered Surveyors. The report also provides an Open Market Value together
with an estimate for reinstatement/insurance purposes.
3. The Building Survey Report
Previously known as a Structural Report, this is the most detailed survey
report we provide. Greater detail and technical content make this inspection
the most appropriate for many older or larger properties, although it is equally
suited for more traditional homes. The technical content does not mean that
the report will be full of unfathomable jargon. It is presented in an easy
to read layout with individual elements of the building inspected, assessed
and described in a logical sequence, making problems relating to chimney stacks,
roofs, rainwater goods, walls etc easy to assimilate and assess. The report
also includes an Open Market Valuation. If you are at all uncertain as to

4. Reinstatement/Insurance
Valuations
Rebuilding cost valuations for insurance purposes are provided for a whole
range of properties.
5. Schedule Of Condition
Schedules are provided for commercial and retail property so as to assess
the condition of the building at either the commencement or termination of
a lease.
6. Expert Witnesses
We provide a professional approach and service as expert witnesses on a range
of property related matters.
FEES
